PARTICIPANT WAIVER, RELEASE & CONSENT FORM
Real Estate Property Walkthrough Event

Please read this document carefully before signing. By signing below, you acknowledge that you have read, understood, and agree to all terms and conditions outlined in this waiver. You are voluntarily agreeing to the terms outlined below.

1. NO FINANCIAL, INVESTMENT, TAX, OR LEGAL ADVICE
All information, discussions, commentary, opinions, and materials presented during this property walkthrough event are for educational and informational purposes only. Nothing presented constitutes financial, investment, tax, or legal advice. The event organizers are not acting as licensed professionals. Any decisions you make are at your own discretion and risk.

2. VOLUNTARY PARTICIPATION & ASSUMPTION OF RISK
You voluntarily choose to participate and acknowledge inherent risks including physical injury from walking through properties in varying conditions, slips/trips/falls, exposure to dust, debris, mold, or other environmental hazards, and risks associated with transportation and weather.

3. RELEASE OF LIABILITY & WAIVER OF CLAIMS
You release the event organizers, hosts, property owners, venue operators, sponsors, affiliates, agents, employees, and all associated parties from claims, demands, or liabilities arising from personal injury, illness, property damage, or death resulting from participation. This does not apply to gross negligence or willful misconduct.

4. PHOTO, VIDEO & MEDIA CONSENT
You grant permission to photograph, record, and film you during the event, and consent to use of your name, image, likeness, voice, and any statements in any media format without further compensation, notice, or approval.

5. INDEMNIFICATION
You agree to indemnify, defend, and hold harmless the released parties from claims arising from your actions, omissions, or breach of any term during or related to the event.

6. MEDICAL ACKNOWLEDGMENT
You certify that you are physically fit to participate and consent to emergency medical treatment if needed, accepting financial responsibility for such treatment.

7. DISPUTE RESOLUTION & GOVERNING LAW
Any dispute arising under this agreement shall first be submitted to mediation before a mutually agreed-upon mediator. If mediation does not resolve the dispute, it shall be resolved exclusively in the state or federal courts located in Warren County, Ohio. This agreement is governed by Ohio law.

8. SEVERABILITY
If any provision is found invalid, it does not affect remaining provisions.

9. ENTIRE AGREEMENT
This document constitutes the entire agreement between the parties.
